No pets of any kind are allowed

• All guests agree to the Sarasota Beach Vacations, LLC.Rental Agreement and this supercedes any other agreement.Credit card verification is required for last minute bookings. We are licensed under the Division of Hotels and you agree that breach of our rules may result in immediate eviction per FL DBRP.
• Registered Guests must be 25 or older.Bookings by guests under 25 years of age will be cancelled without refund.No business bookings or contractors without prior approval and additional deposit. Card holder must be the guest.
• If at any given time, the maximum occupancy is exceeded, the tenant will be in material breach of the lease and expedited eviction will apply in addition to a fine.
• Many complexes do not allow boats, motocycles, trailers, jet skis, kayaks,golf carts, trucks or monster trucks. It is your responsibility to ask prior to booking.A 17' pickup truck may count as oversized, so ASK FIRST. We cannot guarantee additional parking. If the unit says you get 1 space, you get 1 space.
• If the property says it is subject to HOAapproval, there are additional restrictions. This is only applicable for longer stay properties of a month or more and the property description will say thatan HOA application is required.Your booking is not complete until you return this form to us and you cannot be given access until you are approved. We do not control this process.Do not book a long term property for checkin shorter than the days the HOA notes they needed for approval or understand we may need to shift your days.Your rental is contingent on following HOArules where applicable.
• Complexes have rules and the management of those complexeshave the right to evict guests (under hotel rules) who do not follow their rules.Sarasota County and City Zoning requires outside quiet hours from 10PM until 8AM.
• AC is to be set no lower than 73degrees.
• Renters are not authorized to make property repairs, 'improvements' or other property changes without written permission
• No Smoking Permitted. $500 fine. This includes vaping, cigarettes and other types of leaves.
• Pets are only allowed in pet friendly properties and is only for onedog. Dogsare only allowed with express written permission in advance and with a $300 non-refundable pet security deposit.Always ask first as there may be size/weight/breed limits. Aggressive breeds not allowed. Complaint(s)by neighbors of barking canresult in eviction. Please pick up after your dog. If we have to remove dog poop from theyard, you will be charged both forprofessional removalplus $150.Some complexes do not allow emotional support animals.Per Florida law, a complex may restrict these for transient rentals. We are licensed to follow Florida Hotel rules not landlord/tenant rules.Ask before booking.A properly licensed service animal must always be allowed, however please note that a few of our owners are allergic to certain animals.Please communicate with us first if you have special requirements as we can direct you to a different property.
• There will be no refund for early departure unless authorities enacta mandatory hurricane evacuation for the locationof your reserved property covering dates of your stay. TravelInsurance is recommended.
• Repairs, maintenance and renovations to buildings or other unitsare out of our control. These processes may involve noise and inconvenience during daylight hours.Refunds will not be made for noise and/or inconvenience caused by building repairs, maintenance and/or renovation work that we do not control.
• Things sometimes break.No refunds for appliance,electronic or pool issues.We will do our best to fix or replace as quickly as we can. If your pool heat isn't working and you paid separately for it, we will refund the pool heat, not your rent.
• Departure Instructions: Professional cleaners clean after your stay. You don’t need to make the beds or do laundry. Please do your own dishes, start the dishwasher & remove your food & trash.

Things we loved: the balcony, the lanai lights, the bedrooms, the pool, the beach access, the TVs, the wagon, the fun beach toys, the games. We loved our stay.

The place was clean and comfortable. Everything worked. Very well stocked with multiple hair dryers and cooking stuff galore. Nice appliances. There were even some unexpected things in the garage (a wagon to haul things to the beach and beach toys for making sand castles, etc. The grandkids appreciated all that). There are board games in the family room and several smart televisions. Pool was nice. Very clean. The place is located a short drive from nice shops and restaurants. Worth noting - the beach is a bit of a walk from the unit. maybe 1/2 mile. Probably not an issue if you're under 65 or very fit. Overall, we would stay again and felt it was a good value for our group of 7. everyone was sad to leave and looking forward to another adventure next year - God willing!

Quiet, Beautiful property ! First time visit to Siesta Key and I would highly recommend. Centrally located to public beach access and The Village. Property was clean and well maintained. Quick response to small check in issue. Only disappointment was description saying there were 6 beach chairs and there were only 4. Beach wagon, beach towels were all perfect and much appreciated!!

This condo unit is very spacious and professionally decorated. All the rooms have been recently painted. It is truly a wonderful place to stay. The beds are comfy and the kitchen is well stocked with everything you need. The location is a quick walk to the beach. The beach equipment seems new also. ( no rusty sand chairs and broken umbrellas here)! Two very nice pools are an additional bonus. We had a broken ceiling fan in the master bdrm upon arrival and it was replaced the next day!Great vacation spot!

We enjoyed our stay here. Although not directly beach side, it is a very easy .5 mile walk to the private beach. The beach wagon and chairs supplied were great. We also chose to purchase a pop up tent and cabana chairs from the local beach front vendor (prices were very reasonable). The unit was clean and easy to access. Close to Siesta village and many shops and restaurants. Plenty of beach towels were provided in the unit. We have no complaints and will definitely consider this unit for future visits to Siesta Key.

We would definitely recommend this property. We didn't mind the steps up and down, but some might. Being up on the second and third floors gives you a beautiful view of the area. It is a quiet area, but the residents and vacationers were all very friendly. We saw dolphins and a manatee while out on the canal. The beach is a walk, but again we didn't mind and it was easy access. We had a wagon to use to pull our things. There is also transportation in the area if you dint want to drive.We would definitely stay here again.

Thank you once again for allowing my family to stay at your wonderful townhouse! We had a nice family vacation despite the red tide and tropical storm Fred. The flexibility you provided at check in/ check out process was greatly appreciated. The complex has a lot to offer, my family enjoyed many afternoon fishing from the convenience of the docks, only steps away from the house, The pool almost at the front of the property, the BBQ grills, the gym were also amenities we enjoyed. All was spotless clean and the kitchen was supplied with everything we needed and more. Congratulations for your tastefully decorated home and for providing your guest with many amenities to make their stay more enjoyable! I’ll look forward to staying with you again in the future!

The weather of course was lovely. The condo is nicely decorated and comfortable. Nice pool. Easy walk to beach. Very nice of the owners to provide beach chairs and beach towels since we flew in.
